How Long Before I Receive the Report?

We strive to deliver an electronic report to you the same day as we conduct the inspection or service you have requested. Occasionally, however, circumstances beyond our control may delay the receipt of the report on the same day.

Do You Provide Additional Services?

Yes, for an additional fee, we will inspect guest houses, sprinklers, pools, EMF, and sewers.

Are You Insured?

Yes, Triple H is insured through CITADEL INSURANCE.

What is a basic home inspection?

The basic home inspection is for a single story 1,800 square foot home. We inspect the roof, the chimney, the exterior, the interior, electrical, plumbing, water pressure, attic, basement and foundation, heating, cooling, doors and windows all in keeping with the InterNACHI Standards of Practice. We also use thermal photography, circuit analyzer, and drones without charging more for the use of these specialized tools.

What Areas Do You Service?

Triple H Inspections services Antelope, Arden-Arcade, Auburn, Elk Grove, Fair Oaks, Folsom, Foothills Farms, Gold River, McClellan Park, North Highlands, Orangevale, Rancho Cordova, Rocklin, Roseville, and Sacramento. However, we are always open to servicing new area, so you are encouraged to contact us with your request.

Do You Inspect Homes Only?

Although our most common clients are homebuyers, we are not limited to just homes. We also inspect commercial properties, condominiums, townhouses, mobile homes, manufactured homes, short-term rentals such as Air BnB, and apartments.

How Long Does an Inspection Take?

The typical basic home inspection will take between two and three hours, depending on the structure being inspected. However, if you have added services, such as sewer scoping, EMF, or pool inspcetion the time to complete the inspection will be longer.

What Is Inspected?

Every property that is inspected includes the Roof, Exterior, Basement, Foundation, Crawlspace, Heating, Cooling, Plumbing, Electrical, Fireplace, Attic, Doors, Windows, and Interior. Basically, everything that is attached to the property, except clothes washer and clothes dryers.

Is Anything Excluded from an Inspection?

Yes, the following areas and items are not included in the basic inspection: clothes washers and clothes dryers; sheds; BBQs; fire pits; exterior fireplaces; play equipment; ponds; fountains; pool houses; shop buildings; barns; horse stalls; saunas; elevators; escalators; chair lifts; and above ground pools.  With regards to condominiums, we do not inspect the roof and the exterior because these areas are the responsibility of the HOA (however, we can make exceptions).

Are there any Hidden Fees or Taxes?

No, there are no hidden fees. If we make a mistake in our estimate due to our own fault, we will honor the price settled on.

Do You Inspect for Mold?

Yes, we actively look for mold, signs of mold, and conditions conducive to mold growth. However, if we find mold, then we ask if you would like to proceed with air and swab samples. This service is an additional fee, because these samples must be sent to a lab for testing.

What happens if I get an inspection and fix the issues found?

When the report is made and should the issues identified in it be corrected, you can schedule a re-inspection (which will not be charged at the full rate), and we will verify that the issues that were found in the original report have been corrected.

When is the Best Time to Get a Home Inspection?

This depends on your position.

As a home buyer, the best time to get a home inspection is as soon as your offer is accepted. This way, you will be able to have the report to negotiate any findings.

As a home seller, the best time to get an inspection is before you decide to place your home on the market. This will allow you to know what issues are present, and what you may want to fix or account for in your pricing.

As a home owner, the best time to get a home inspection is when you want to know what condition your home is in, and what may need your attention.

Will my appointment be cancelled for weather conditions?

No. The only time your scheduled inspection will be canceled due to weather is if the inspection cite is not accessible due to flood, road closures, or other circumstances out of our control.

Do I have to be selling or buying to get a home inspection?

No. In many cases, owners will elect to have a home inspection done on their home to learn what issues may exist with their home, and have an idea what needs to be addressed.

What is the benefit of having a pre-drywall inspection?

Many times a contractor will tell a buyer they do not need a pre-drywall inspection, or that it is a waste of money to get one. However, a pre-drywall inspection allows the inspector to see what is behind the walls, which is not accessible or observable after the walls are put in place. Some items that have been found during a pre-drywall inspection are leaks under shower and tub basins, incorrect wiring being installed, and reinforcing and protective elements not being installed. These would not be noticed after the walls go up and these issues are covered up.

Do I have to be present for the Inspection?

No. There is no requirement that you be present during the inspection. However, you, or your agent, will need to be available to provide access to the property.
